UT Southwestern

Cypress Waters adds healthcare resource for residents and tenants

UT Southwestern expands its services to the Cypress Waters development, taking a full floor at the new 2999 Olympus Boulevard tower. The clinic offers primary and preventative care, an onsite phlebotomy station, immunization for adults and for children, women’s health services, and chronic illness management. Prior to finalizing designs on the 37 exam rooms, K2 completed a mock-up of the space to allow UT Southwestern to finalize all locations of power, data, in-wall blocking, accessories and equipment along with the millwork and plumbing. The clinic, and specifically the X-Ray room and Procedure suites, involved extensive MEP coordination.

This clinic was dense with under-slab plumbing including 52 healthcare suite sinks and 13 private restrooms. With an occupied floor below, all drain lines were installed into existing finished drywall, exposed, and lay-in ceilings. Coordination with the tenant and building facilities teams was required to install per code while maintaining the project schedule.
